Lift lobby cleaning: 1 time per day; Ground floor lobby cleaning: 2 times per day.

Does the A/C cleaning service include split type A/C?
Cleaning of spilt type A/C inside the Premises is not included, tenant can arrange their own contractor for cleaning.
What is the charge of office cleaning service?
Cleaning service of the office unit is not included, tenant can arrange their own contractor for cleaning.
Are there any measures to cope with COVID-19?

The following measures have been adopted:

*‘LeaveHomeSafe’ QR code at G/F lobby

* Clean and disinfect public area such as lift buttons, main entrance handles, e-directory screen every 2 hours  

*Place disinfection carpets at main entrances

*Place disinfectant hand gel at main entrances

*Provide body temperature check service for event guests at main entrances
Are there any recycling bins in the building?

Recycled bins are available in the building, please contact site management staff for details.

我們採取了以下的衛生措施:

*地下大堂設有「安心出行」二維碼

*每2小時清潔消毒常接觸點(例如:電梯按鈕、正門把手、電子屏幕等等)

*在正門放置消毒地毯

*在正門放置消毒搓手液

*在正門設置溫度計以測量訪客的體溫

Property Management and Maintenance:

Do the buildings comply with Fire Safety Ordinance?
All facilities in our buildings comply with Fire Safety Ordinance.
Is there any insurance for the building?
All of our buildings have public liability insurance cover.
Are tenants required to buy their own insurance?
Tenants shall purchase appropriate insurance policies to cover its properties and belongings.
Is there any on-site technician in the building?
There is on-site technician in the building.
Who should I contact in case of complaint or assistance required?
Tenant can contact our Customer Service Department at 63326330 or contact the site management staff.
Will landlord be responsible for maintaining and repairing the office facilities such as A/C and furniture?

Landlord normally responsible for general maintenance.If the need for repair is caused by fair wear and tear, the tenant shall be responsible.

如果遇到空調、傢俱等辦公設施有問題,業主會負責修理嗎?

業主將會負責檢查及維修辦公設施,若果損壞不是正常的磨損所造成,租戶需要支付相關維修費用。

Premises use:

Can the tenant relocate the furniture within the Premises?

Tenant can relocate the furniture within the Premises but require to reinstate original position when vacating the premises.

Can tenants bring their own furniture?
Tenant can bring their own furniture into the Premises with prior written approval of landlord.
Can tenant request to change the layout of the office units? E.g. changing the meeting room to manager room

If tenant wishe to change the layout of the unit, they need to inform and get approval from landlord before signing the lease agreement. No amendment will be made until the agreement is reached.

場地用途:

租戶搬入後可以自行移動單位內的傢俱嗎?
可以,當租戶搬出單位時,需要把所有傢俱及設備恢復原狀。
租戶可以自行安裝傢俱嗎?
可以,租戶在獲得業主書面批淮後,可以在自己的單位安裝傢俱。
租戶可否要求更改辦公室單位的佈局?(例如把會議室改為經理室)
如果租戶想更改辦公室單位的佈局,需要事先跟業主討論,及在簽訂租賃協議前與業主協商並徵得業主同意。協議達成之前我們都不會對單位作出任何改動。

There is no cargo lift. Tenants can use the specific lift to deliver goods.
What is the maximum elevator weight capacity?

The maximum weight capacity may vary by building:

OPPE: Maximum capacity 750kg or 10 persons

OPWC: Maximum capacity 750kg or 10 persons

OPSW: Maximum capacity 900kg or 12 persons

OPMK: Maximum capacity 750kg or 9 persons

電梯裝載量:

大廈設有載貨升降機嗎?
沒有,租戶可以使用特定的升降機運送貨物。
大廈的升降機裝載量限制是多少?

升降機的最大裝載量可能因建築物而異:

OPPE的最大容量為750公斤10人;

OPWC的最大容量為750公斤10人;

OPSW的最大容量為900公斤12人;
